Woodmont and Sagard Break Ground on 282,500 Sq. Ft. Warehouse Complex on New Brunswick Ave. in Rahway

A 25-acre industrial site along New Brunswick Avenue in Rahway is being razed and rebuilt, with two new Class-A warehouse buildings set to replace a structure the developers describe as obsolete.

Woodmont Industrial Partners and Sagard Real Estate have broken ground on the project at 349 and 389 New Brunswick Ave., Union County Life has confirmed. The redevelopment will deliver approximately 282,500 square feet of industrial space across two buildings, replacing a 212,000-square-foot facility that had outlived its usefulness on the site.

The larger of the two buildings will offer 201,000 square feet of warehouse space and 3,000 square feet of office space. The second will add 76,000 square feet of warehouse space and 2,500 square feet of office space. Both are scheduled for delivery in the first quarter of 2027.

Woodmont and Sagard have worked together before. Anthony Amadeo, Executive Vice President at Woodmont, called Sagard a "long-term partner" in a statement tied to the groundbreaking and cited persistent demand across North Jersey's industrial corridor as the rationale for the investment.

"This site gave us an exceptional opportunity to deliver new industrial space in a corridor where demand is outpacing supply," Amadeo said. "North Jersey's industrial market remains strong, and the strategic location of this property aligns well with that sustained momentum."

The project is among the more significant industrial redevelopments Rahway has seen in recent years. The city has attracted growing investment interest along its downtown and transit corridor, and this project extends that momentum into the industrial zones along New Brunswick Avenue.
